Use appraisal sites for the question their method addresses, then assess the developed website separately. A precise output can be misleading when its scope does not match the sale.
Define the proposed website transaction
Record domain, content, software, income sources and other assets actually included. Verify ownership and any conditions affecting transfer of accounts, licences or agreements.

Use a domain estimator for the name
EstiBot’s methodology describes a domain model comparing attributes with sold names. GoDaddy’s valuation documentation similarly describes estimates that may differ from actual sales.
Save date, currency and provider. Do not present the resulting figure as a valuation of the whole website merely because you entered its domain.

Inspect observed activity and finances
For a site you control or have authorised access to, examine records identifying periods, sources and relevant properties. Distinguish visits from search estimates and revenue from profit after expenses.
Google’s Search Console performance report provides search clicks and impressions, not all website visits or business income.
Assess how dependent the site is on particular pages, customers, advertising arrangements or the current operator. Those dependencies matter to whether the buyer can continue the activity.
Review maintenance and transfer constraints
Identify recurring hosting, content, software and operational work. A functioning website may require significant time or specialised knowledge that a headline calculator ignores.
Check the relevant platform conditions for included accounts or contracts. A seller’s ability to use a service does not establish that a new owner receives the same terms.
Record technical and rights issues separately from the naming appraisal. Neither a favourable model output nor historical traffic resolves them.
Use comparisons cautiously
A domain-only sale and a developed-business sale concern different assets. Compare transactions with a sufficiently similar scope and explain material differences.
Do not assume age, backlinks or larger traffic automatically produce a fixed website premium. A site’s value depends on its actual operations and the buyer’s assessment, not a universal list of multipliers.
Document the reasoning
Keep the domain estimate, asset inventory, activity evidence, costs, dependencies and unresolved questions together. Seek appropriately scoped professional input for a substantial transaction.
